Orsett Multifamily Partners is a value-add multifamily investment firm built on over 20 years of commercial real estate experience and more than 200 transactions.


We focus on heavy value-add acquisitions in the $15M-$50M total capitalization range - properties that institutional capital is too slow and too large to serve, and that smaller operators are too undercapitalized to execute. We budget transforming every unit, not just a handful.


We co-invest our own capital in every deal. When we say alignment, we mean it.

We Acquire

We target heavy value-add multifamily properties where complacent ownership has created clear upside. We underwrite to day-one rents - not trended projections. If the deal doesn't work at current rents, we don't do the deal.

We budget transforming every unit versus only a handful. Our hands-on approach includes full interior renovations, exterior and common area improvements, and operational restructuring to maximize NOI through execution, not assumptions.

We Recapitalize

Rather than selling at stabilization, we consider recapitalizing into permanent financing - preserving value and compounding our NOI advantage every year. Capital preservation and principal growth.

We underwrite to rents in place on the date of closing. Not projected rents, not trended rents. This discipline is why we avoided the problems many operators faced coming out of 2021.

Long-Term Hold Strategy

By recapitalizing instead of selling, we preserve value and generate incremental NOI permanently. On a $14M acquisition now worth $30M, investors enjoy continued appreciation without the disruption and costs of a sale.

Full Principal Alignment

We co-invest our own capital in every transaction. Our structure ensures alignment of interests with the majority of the rewards based upon successful execution of the business plan.

Built on 20+ Years of Institutional Discipline

The Orsett Journey

Orsett was founded in 2024 by Brian LaRocco and his co-founder, who brings a family legacy in real estate spanning since 1972.


Brian's path to Orsett reflects institutional rigor in multifamily investing. He began his career at Arthur Andersen and KPMG, moved into operating roles, and went through 120+ properties at Alliance Residential over multiple decades. After 15+ deals as a principal investor, and with the market shifting in 2020-2021, Brian and his co-founder chose to build their own firm -one structured for discipline, alignment, and longevity.


They stopped buying past 2020 and exited their prior partnership in February 2022 to focus entirely on Orsett. Their first property closed in August 2024, followed by a second in October 2025. This measured approach reflects their commitment to doing things right, not fast.


Every transaction since launch has embodied Orsett's core principles: day-one rent underwriting, complete unit transformation, and co-investment alongside every investor.

We never assume future rent growth we haven't earned. Every deal is underwritten to rents in place on closing day. This discipline has protected us through market cycles and gives our investors confidence in our projections.

Transform Every Unit

Value-add doesn't mean lipstick on a pig. We budget complete unit transformations -new finishes, modern amenities, operational improvements. The result is a truly renewed community, not a quick flip.

Recapitalize, Don't Sell

When a property stabilizes, we explore recapitalization through permanent financing rather than sale. This preserves value and compounds our NOI advantage year after year, letting investors enjoy ongoing appreciation.
